Millage Rates

It's no surprise that the number of new listings available in the Philadelphia suburbs of Bucks, Montgomery, Chester and Delaware counties is at a lower number than one year ago. 

This graph shows all the single family detached homes offered for sale in the last year, by month. (Does not include Philadelphia)

Additionally, the median days on market continues to hover between 5-10 days from list date to pending sale date.

We are still seeing many homes continue to sell for over list price. 

Here's a tip for the Buyers:  

I realize there isn't a lot out there to choose from and it can be tough to compromise on a location. 

If you are looking in a specific area and it's challenging to find that perfect home that is meant for your offer to be accepted.......maybe try a different location?

How will you know which location is a reasonable substitute? 

Here is a good place to start. 

Look at the millage rates for each township.

The millage rates determine the taxes that you will be paying ... which will affect your monthly mortgage payment. 

The lower the rate, the lower the taxes, the lower your payment. 

Each county displays their rates on their websites. 

Here are the current total millage rates for Montgomery County, PA. 

This chart is a total of county, mccc (college), municipality and school.

Do you see the municipality that you are currently searching in for your home? (Hint - they are not in any kind of order that makes sense to me - keep looking and please don't shoot the messenger lol) 

Where does your "ideal location" fall on the chart?  

Do you see another municipality that has a similar rate.... or bonus...slightly lower?

Square Measurements are Changing

And I completely understand why....  Many people believe that if they have a finished walkout basement then it should be included in the square footage.  I mean, after all you may have lots of fun down in that basement and use it every day as part of your "living area". Many people also believe that their beautiful new addition is included in square footage.... Maybe yes, Maybe no. And now, beginning April 1st, it's about to get a little bit trickier for anyone who is having their house appraised for lending purposes via typical lending standards. BAM! And So it Begins Again

  Just when we thought things were stabilizing around here…. BAM Today I read a post by a realtor where she had over 130 showings in a weekend and received more than 50 offers for her listing. Yup. Spring 2022 is officially here. With the interest rates rising and the cost of goods increasing many would think the home sales prices would come down… but the opposite appears to be happening right now.  This graph reports the median sale prices for single family, detached homes in the 5 county Philadelphia area and we can clearly see:     1- The median sale prices are back up to the peak of last summer.     2- Buyers are once again paying over list price. Why?  Same reason as last summer - low inventory. Keep in mind - these stats reflect the larger market.
